Hearts of Pine, a Portland‑based soccer club, has unveiled an ambitious plan to build a new stadium at Cassidy Point, turning an underused industrial site into a vibrant waterfront destination that will be open to the public year‑round.
The project is framed as a key element of Portland’s Plan 2030, which seeks to expand public access to the Western Waterfront and encourage recreational and private investment along the riverfront.
A community‑focused vision
President Kevin Schohl and founding partners Jonathan Culley and Catherine Culley, who bring extensive real‑estate expertise to the region, will lead the development, ensuring that the design reflects the club’s deep ties to the local fan base.
Cassidy Point is being described as the “front porch of Portland,” a place where an inaccessible warehouse district can be reshaped into a space that welcomes residents of all ages to gather, play and enjoy the river.
Since early 2025 the club has sold out every home match at its current venue, Fitzpatrick Stadium, drawing more than 6,000 spectators per game and maintaining an 8,000‑person season‑ticket waitlist.
The recent launch of the USL W team further underscored this momentum, with 5,000 season‑ticket deposits sold out in under an hour, highlighting the region’s growing appetite for soccer.
Fitzpatrick Stadium will remain the club’s primary home, with nearly $3 million already earmarked for upgrades that benefit all users, while the new waterfront venue is projected to cost more than $50 million, funded largely through private investment.
Construction is slated to begin in 2027, with an anticipated opening in early 2029, after a transparent public process that will involve civic leaders and neighboring communities to ensure the project complements the Western Waterfront.
The club emphasizes preserving the festival‑like atmosphere of its current venue while expanding capacity and improving fan comfort, aiming to create a landmark that serves both sports enthusiasts and the broader public.
