Detroit City FC’s long‑awaited AlumniFi Field will not open until the spring of 2028, pushing the completion date back by a full year. The $198 million development, situated in the heart of Detroit’s Corktown neighborhood, will combine a 15,000‑seat soccer venue with a broader mixed‑use campus.
The project includes 76 new apartments, 421 parking spaces and more than 8,500 square feet of commercial space. Sixty‑eight of the apartments are slated as affordable housing, offering rents below market rates, while the commercial component will host retail and office tenants.
Design and scale
When the stadium finally rises, it will more than double the capacity of the club’s current home, Keyworth Stadium, and will be built on the long‑abandoned site of Southwest Detroit Hospital. The architectural firm HOK + ROSSETTI is overseeing the design, with interior work handled by Disbrow Iannuzzi Architects.
The city has earmarked up to $88 million in development incentives and tax breaks, underscoring the public‑private partnership that fuels the effort. Demolition of the hospital began in December, and an official groundbreaking is scheduled for July, marking the first tangible step toward the new campus.
Beyond the stadium, the Corktown project aims to inject new life into a neighborhood that has long struggled with vacancy, blending residential, retail and recreational uses into a compact, walkable district that could serve as a model for urban revitalization.
